** Villa Hyperion has been priced with a 20% discount to reflect that it is located within close proximity of building works of the new exciting development of phase two of Dionysus Greens, which are due to complete at the end of July 2026. Stays at the villa are still beautiful, despite the works, though noise disturbance is anticipated, for which compensation has been reflected in the published rates. Situated in Dionysus Greens, the newest complex on Aphrodite Hills, Villa Hyperion boasts a central resort location. The village square is just a three-minute stroll away, and the tennis academy, soccer school, padel courts, and basketball court are all nearby. The villa faces the golf academy course, offering lovely golf views while maintaining privacy with its lower-level position and fenced grounds.

The spacious pool terrace is set in beautifully landscaped surroundings with lovely golf course views. The private 11x6m pool features an automatic cover and Roman steps. There are plenty of comfortable sun beds, a seating area, a large dining table with chairs, and a built-in BBQ area with both gas and charcoal grills, an outdoor fridge, and a seated bar. It’s perfect for relaxing poolside, with ample space for everyone to enjoy the warm Cypriot climate.

Stepping inside Villa Hyperion instantly gives you a relaxed, holiday feel. The beautifully decorated ground floor features expansive patio doors that offer immediate pool views. The spacious open-plan living, dining area, and kitchen exude grandeur while remaining warm and welcoming. The area is furnished with a super comfortable sofa, a 65” Smart TV with international sports and movie channels, a beautiful dining table and chairs, and a stunning modern kitchen with a large central island. The kitchen is fully equipped with a double oven, microwave, dishwasher, American-style fridge/freezer, and Nespresso coffee machine.

All bedrooms are en suite with modern bathrooms featuring walk-in showers. They include ceiling fans, spotlights, and mood lighting to create your desired ambience. The first bedroom, a double room, is on the ground floor and has patio doors leading to the pool terrace.

It’s not often that the lower level of a property offers guests the most exciting part of their stay – but Villa Hyperion does just that. Here is where the ultimate cool cinema room welcomes guests with a huge projector screen and Sonos surround sound in a soundproofed space. Watching a movie or a sports game here is on another level! A full sized pool table also provides entertainment and there is also a cozy library with a great selection of books for a quieter experience.

The lower level also features two spacious double bedrooms with large patio doors that provide ample natural light, despite lacking views. Additionally, there’s a utility room next to the cinema room, equipped with a fridge freezer, oven hob, sink, toaster, kettle, washing machine, and dryer.

The first floor features three bedrooms: two that can be configured as doubles or twins with zip link beds, and a spacious master double with a lovely dresser space. The master bedroom shares a balcony with one of the other bedrooms, offering comfortable seating and beautiful views of the golf academy course. It’s the perfect spot for relaxing before a delicious Cypriot meal or enjoying an early morning coffee in the sunshine.

Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
