Property Description

The privacy of the south-facing garden at Villa Kopiaste is one of the highlights of booking your holiday here; it offers a sense of holiday haven, and is super pretty too. Situated in the heart of the Resort on Hestiades Greens, all the wonderful Resort facilities and village centre are within a five minute stroll of your front door.

Having recently enjoyed a full refurbishment inside and out, the villa now has a real modern feel to it; with new bathrooms, new kitchen and new furnishings throughout, as well as a beautifully designed garden with astroturf lawn, that has a feature olive tree that brings a sense of the Mediterranean to the surroundings.

The kidney shaped pool (with heating available at additional cost) is perfect for gentle swims in the sunshine – which, with the garden being south-facing, can be enjoyed all day. The terrace is furnished with dining table and chairs, a gas BBQ and sun beds, whilst there is a lovely comfortable seating area near the olive tree on the astro turf lawn (the lawn is great for kids!).

Inside, Villa Kopiaste is light and airy, which, coupled together with the beautiful furnishings and décor, add to the modern, yet welcoming feel. The interior design has given the villa a great sense of space. The ground floor hosts the lovely kitchen, which is fully fitted with everything you need including a dishwasher and Nespresso coffee machine. The kitchen overlooks the open plan living and dining area, with a super comfortable, plush corner sofa and large screen smart TV that has a comprehensive TV system with International sports and movie channels with playback option – the perfect lounge in which to enjoy cozy nights in after a long day in the sun and a delicious holiday meal!

The first bedroom is located on the ground floor, with an adjacent bathroom with shower. The bedroom is normally made up as a twin, but can be configured as a double if required. This bedroom has patio doors that open up to the garden and pool area.

Upstairs the master bedroom is charming and has distant side sea views from its windows. Normally a double room, this room can also be configured as a twin if preferred. The bathroom on this level has a large walk-in shower. There is also a spacious balcony located on the first floor which is furnished with table and chairs and makes for another lovely spot to chill out and unwind.
The villa has good, reliable free wi-fi and is air-conditioned throughout. There is also a free high chair and travel cot provided if required.

Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
