Property Description

Villa Pyrinas is a real treat of a holiday home, both inside and out. Having enjoyed a full renovation, this three bedroom villa offers guests a comfortable stay in a stylish home that enjoys the incredible location of frontline golf surroundings – the putting green is a few steps away from the pool terrace, and the view includes the 18th green, the driving range and the Golf Clubhouse itself. The privacy fence ensures you don’t feel overlooked, but the buzz of the 5* Golf facilities adds a real resort holiday vibe.

The spacious outside terrace is kitted out really well, providing the perfect holiday platform in which to enjoy lazy days in the sunshine. The beautiful 8x4m private pool has roman steps entrance, and can be heated in low season months (at additional cost). There is a day bed, dining table and chairs, comfortable seating, new outside shower, and a fabulous built-in barbeque area with a bar and stools.

The ground floor hosts an open plan living and dining area, overlooked by the kitchen. Golf views spill in from beyond the poolside terrace, which can be accessed by the patio doors. The interior design is super modern; with dark feature walls that compliment the beautiful furnishings that include wooden pieces and soft tones, creating a relaxed and welcoming feel. The living area has a large, comfortable sofa and a huge Smart TV that has a comprehensive TV system with International sports and movie channels with playback option. The kitchen is fully equipped, well stocked and includes a dishwasher and Nespresso coffee machine.

There is one double bedroom located on the ground floor, next to the living area that shares the same pool and golf views. The bathroom on the ground floor is lovely and light, with a large walk-in shower.

Upstairs, the two remaining bedrooms share a balcony that runs the length of the villa, and has a little table and chairs that is a wonderful spot for a morning coffee, watching the golfers set off to play. There is a double room with Smart TV (with streaming services such as Netflix) and access to a further veranda space at the side of the villa, giving the room a great sense of light. The second room is a twin room (which can be a configured as a double if required), and the bathroom is shared, with a bath and overhead shower.

The villa is air-conditioned throughout (and units can provide heating in winter), has ceiling fans, wall-mounted electric heaters for added winter comfort and has free reliable wifi.

Villa Pyrinas is a golfer’s paradise. Even if you don’t play yourself, the prime location means that guests can reach all the Resort facilities in the village centre within a couple of minutes walk. The views are fantastic, the interiors are gorgeous and the pool terrace is wonderful. That’s what we call a recipe for a first class holiday villa, in the heart of a first class holiday Resort.


Pool Heating: pool heating is available at Villa Madelini, and is recommended between October – May. The cost for pool heating is €320.00 per week (surcharges may apply, please enquire for more details).

Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
