Junior Villa Lania is a beautiful, bright townhouse located in the heart of Aphrodite Hills, offering stunning sea and sunset views from the infinity pool's edge - a holiday scene that is truly hard to beat. The lower terrace area has been upgraded with a decking viewing area, and an Astroturf lawned area, making it a fantastic space to enjoy lounging around, relaxing in the sunshine, with peaceful surroundings and stunning views.

The spacious upper terrace is also a lovely area to enjoy some shaded dining with stunning views, Junior Villa Lania is located on the edge of Zephyros Village, within a ten minute stroll to the Resort's village centre and facilities, and also offers access to the Zephyros Village communal pool (just a two minute stroll from the villa) in case you fancy a change of scenery for your poolside time.

Upon entrance, the ground floor of the villa is really light and welcoming. It hosts a cozy living area with a large screen TV, which leads out to the upper terrace. This is where you are greeted with stunning views over neighbouring Secret Valley golf course, out to the vast Mediterranean sea. Sit back and soak in these views on the comfortable seating area, or as you dine al fresco under the shaded pergola. A cool built-in BBQ area is situated next to the dining area; sunny BBQs and sunset drinks are one of the true highlights here. Inside, you are greeted by a gorgeous, modern kitchen and dining room (fully refurbished in 2025) that oozes style, is bright and fresh, and is fully kitted out with everything you need to make your stay easy and convenient; dishwasher, microwave and coffee machine. This room has bi-fold patio doors that open out on to the upper terrace, presenting beautiful views and creating a beautiful flow between outside and in, as well as a convenient side door that leads straight onto the garden BBQ area.

The villa benefits from free reliable wi-fi and a comprehensive TV system with International sports and movie channels with playback option, as well as a PlayStation 4 which will keep everyone entertained indoors. A large family WC is also located on the ground floor and of course, all rooms are fully air-conditioned throughout for all year round comfort.

The cooler downstairs hosts the three bedrooms, all of which are en suite and fitted with large, comfortable beds. The spacious master bedroom is well furnished, with plenty of cupboard space and large en-suite bathroom (with large, modern walk-in shower). The double and twin bedrooms are equally well appointed and are both en-suites (with shower units). The master double and the twin room open out on to the lower terrace, which has wooden decking and an astroturf lawn, making it a really lovely, peaceful area to enjoy sunbathing in.

Junior Villa Lania is a gorgeous property from which to enjoy all the facilities on offer at Aphrodite Hills Resort. It is just a short stroll from the communal pool, a 15 minute stroll from the resort village square, and there's plenty of your own outside space to make the most of during your time at your holiday home too - we guarantee you wont forget those sunset views in a hurry!

Pool Heating: pool heating is available at Junior Villa Lania, and is recommended between October – May. The cost for pool heating is €235.00 per week.

Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
