Property Description

Villa Kellia is a well presented, spacious, four bedroom villa that has lovely golf course views, landscaped gardens and a private 10x5 metre pool (with heating available).

The ground floor hosts a large, open plan living and dining area and kitchen with french doors that open out onto the pretty terrace and pool area. The living area is comfortably decorated with large leather sofas, TV with a comprehensive TV system with international sports and movie channels with playback option, DVD Player and bluetooth music system. The fire place and vaulted ceiling are both beautiful features in this room. The kitchen is very well equipped, with a dishwasher and Nespresso coffee machine for added comfort. The villa is fully air-conditioned and centrally heated for year around comfort.

Villa Kellia boasts four ensuite bedrooms; two twins and two double rooms, all with newly renovated, modern bathrooms that have walk-in showers. The ground floor twin room has windows with lovely garden views, and the spacious ground floor double room has patio doors that open out to the back garden; a quiet space to relax, or read a book in. This room also has its own TV.

Upstairs, the twin room and master double room both have private balconies that offer pretty golf and distant sea and coastal views. It's lovely to watch the sunsets from these balconies!

The outside space at Villa Kellia is really great too; there is a shaded terrace with dining table and chairs, a gas BBQ area with second set of dining table and chairs, large parasols and sunbeds for all. The terrace offers views over the 17th hole of the golf course, and the pretty gardens are well lanscaped - it feels very private and is a really pretty setting for days of chilling out poolside and al fresco holiday meals.


Pool Heating: pool heating is available at Villa Kellia, and is recommended between October – May. The cost for pool heating is €315.00 per week (surcharges may apply, please enquire for more details).

Policies

A partial payment in the amount of 20% of the grand total is due no later than 5 day(s) after confirmation of intention to book or upon booking if that date has already passed. Remaining payment is due no later than 56 days prior to arrival.

Payment can be made online using our secure online payment processor, or alternatively you can pay via bank transfer (to our UK or Cyprus bank account).

Our Accidental Damage Protection Policy:
Instead of a damage deposit, accidental damage to the property or its contents is covered by our Accidental Damage Protection Policy. The Accidental Damage Protection charge is added to the cost of your property rental (price determined by property size) which is due with your rental balance.

This non-refundable charge will cover you for any accidental damages that occur during your stay in the property. It covers any non-intentional breakages, accidental damage to the property, reported and confirmed by you, for accidental damage during your stay up to the value of 250 euros per booking. Any accidental damage or breakages must be reported while you are in occupancy of the property. The charges are as follows:

• 1 and 2 bedroom apartments: €22.00 per booking
• 2 bedroom villas: €30.00 per booking
• 3 bedroom apartments and villas: €36.00 per booking
• 4, 5 and 6 bedroom villas: €65.00 per booking
(*or the euro equivalent)

The ADP excludes negligence, theft and vandalism. For any damage to the property or it’s contents that exceeds the value of 250 euros, we reserve the right to invoice you (either directly or through our agents) for immediate payment.

ADP is not insurance. ADP is a non-refundable, one-time charge per person which covers accidental damage as long as you report it promptly and comply fully with the terms of this Agreement. L&D Aphrodite Lettings Ltd reserve the right to determine whether or not damages are covered by ADP.

If you fail to bring to our attention any damage you find at the Property within 24 hours of your arrival, it will be assumed that you were responsible for such damage.

Should you wish to cancel your booking, written notification must be received from the name on our confirmation invoice as soon as possible. The following charges will apply from the date on which written notification is received by aphroditerentals.com to compensate aphroditerentals.com and the owners for their estimated losses and expenses.

More than 8 weeks prior to departure – deposit
More than 4 weeks prior to departure – 50% of the cost of your accommodation
Less than 4 weeks prior to departure – 100% of the cost of your accommodation

Note: If the reason for your cancellation is covered under the terms of your insurance policy, you may be able to reclaim these charges.
